Renovation budgets in DR: realistic numbers

What renovations actually cost in DR, common timeline traps, and the rule-of-thumb numbers we share with clients planning to upgrade older properties.

Renovating in DR is cheaper than the U.S. but more variable

Foreign buyers who renovate DR property successfully often unlock 30-50% value gains. Foreign buyers who renovate badly often spend 2x their budget on half the result. The variable isn't construction labor; it's project management and material sourcing. Here are realistic numbers.

Per-square-meter renovation costs (2026 DR market)

Light cosmetic refresh

$300-$500/sqm

Includes: paint, minor finish updates, basic kitchen/bath refresh, no structural changes, no plumbing/electrical rework. Suitable for 5-15 year old properties needing freshening.

Standard mid-level renovation

$600-$900/sqm

Includes: kitchen replacement, bathroom rebuilds, new flooring throughout, paint, light fixture upgrades, some plumbing/electrical updates, possibly AC system update. Suitable for 15-30 year old properties.

Full gut renovation

$1,000-$1,800/sqm

Includes: full kitchen rebuild with cabinetry, full bathroom rebuilds with new fixtures, complete electrical rewire, complete plumbing redo, possibly window replacement, new AC system, all new flooring. Suitable for 30+ year properties or for full luxury repositioning.

Colonial Zone (Santo Domingo) heritage renovation

$1,500-$2,500/sqm

Heritage construction adds 30-50% to mid-tier costs due to permit requirements, specialized contractors, structural complexity, and historic commission approvals.

Per-room cost benchmarks

For a 70-100sqm 2BR condo:

  • Kitchen full replacement: $8,000-$18,000 (cabinets + countertops + appliances + plumbing)
  • Bathroom full rebuild: $6,000-$12,000 per bathroom
  • Floor replacement (porcelain tile, 70-100sqm): $4,000-$8,000
  • AC system replacement (mini-split, full unit): $3,500-$7,000 for typical condo
  • Paint (interior, ceiling + walls): $1,500-$3,000
  • Window replacement (full unit): $4,000-$10,000

Timelines

Foreign buyers consistently underestimate timelines. Realistic durations:

  • Cosmetic refresh: 3-6 weeks
  • Mid-level reno (kitchen + bath + floors): 8-14 weeks
  • Full gut: 16-26 weeks
  • Heritage renovation in Colonial Zone: 24-52 weeks (permits dominate)

These assume you're using a competent project manager. Without one, double the timeline.

The five hidden costs

1. Permits

Most renovations don't require permits, but kitchen wall removal, plumbing relocations, or HVAC additions may. Permit fees: $100-$1,500.

2. Furniture and storage during renovation

You can't occupy during gut work. Budget $1,500-$4,000/month rental and $500-$1,500 storage during the work.

3. Owners' association rules

Some buildings require:

  • Construction approval from the HOA
  • Limited work hours (typically 9am-5pm)
  • Limited renovation seasons (no work during high tourist season)
  • Specific contractor pre-approval

Verify these BEFORE buying or planning timeline.

4. Furniture sourcing

Furnishing a renovated property: $8,000-$25,000 for mid-tier finishes. Importing premium furniture (covered separately): tax-free during your residency window, otherwise 18-30% duties.

5. Project management

Foreign buyers who don't speak fluent Spanish almost always lose money managing contractors directly. A local project manager who oversees the job: $1,500-$4,500/month or 10-15% of project budget.

Best ROI renovations in DR

Based on resale data:

  1. Kitchen replacement (highest ROI: 80-120% recovery on resale)
  2. Bathroom rebuilds (60-90% recovery)
  3. AC system upgrade (50-80% recovery, especially important in DR climate)
  4. Floor replacement (40-60% recovery)
  5. Paint and minor finishes (40-80% recovery, dramatic effort/return ratio)

Lower ROI:

  • Pool addition (20-40% recovery)
  • Adding bedrooms (variable)
  • Heavy custom built-ins (10-30% recovery)
