Punta Cana vs Cabarete: which fits your investment goals

A side-by-side comparison of the two most-asked-about DR destinations: market dynamics, price points, rental profiles, and lifestyle.

Punta Cana vs Cabarete: which fits your goals?

These are the two destinations foreign buyers ask about most. They couldn't be more different. Choosing between them is mostly about what you want your DR life (or investment) to look like.

Pick Punta Cana if...

  • You want a plug-and-play vacation home with strong rental potential when you're not there
  • You're optimizing for resale liquidity. Punta Cana has the deepest buyer pool
  • You want golf, marinas, and gated security as default amenities
  • You're a first-time DR buyer who wants the most established market
  • You're investing $300K+. Inventory is deeper at this level

Pick Cabarete if...

  • You want to actually live in DR with a mixed expat-and-local community
  • You care about water sports. Cabarete is one of the world's top kiteboarding and surfing destinations
  • You want more land per dollar. Cabarete pricing is roughly half Punta Cana for comparable build quality
  • You're a buyer under $300K who wants real options
  • You value a smaller, walkable beach town over resort polish

Pick Punta Cana if you want the property to "work for you"

Bávaro and Cap Cana have the deepest rental management infrastructure. You can drop a $250K condo with a manager and reasonably expect 7-9% net yields with no daily involvement.

Pick Cabarete if you want the property to be part of your life

Cabarete attracts people who actually USE their properties. The expat community is dense, you'll know your neighbors, and there's a daily rhythm (morning surf, afternoon work, evening at the beach bar) that's harder to find in a resort enclave.

What we usually recommend to first-time buyers

If it's truly your first DR purchase and you don't have strong preferences about lifestyle: Punta Cana. The market is more liquid, the legal process is more standardized, and resale is easier. You can always buy a second property in Cabarete later if you fall in love with the north coast.

If you've already visited DR several times and Cabarete is what made you want to buy: buy in Cabarete. The lower price point lets you take more risk on a property that suits a specific lifestyle.

We've sold in both markets for years. There's no wrong answer. Only a wrong match between what you want and what the market gives.
