A practical breakdown of Punta Cana's main neighborhoods: Cap Cana for ultra-luxury, Bávaro for rental yield, Punta Cana Village for full-time living, Cocotal for golf.
Punta Cana isn't one place
When clients say "I want to buy in Punta Cana," they usually mean somewhere in a roughly 25-kilometer stretch of coastline. The price-per-square-meter, build quality, and rental dynamics vary wildly across this stretch. Here's how brokers actually think about it.
Cap Cana
The high-end gated marina community. Pueblo del Mar, Punta Espada Golf, Las Iguanas. Expect to pay $400-$600/sqm for finished condos and $1.5M+ for ocean-view villas. Strong title clarity, robust HOA, and the most resilient resale market in DR. Best fit for second-home buyers who want a private community feel and don't need to maximize rental nights.
Bávaro / Los Corales
The most rental-heavy zone. High-rise condos with pool and beach access run $180-$280/sqm. Airbnb occupancy stays around 65-75% year-round when units are managed well. This is where most investors who want positive cash flow end up. Tradeoff: HOA fees are higher, and the neighborhood feels touristy on weekends.
Punta Cana Village
A full-time-living enclave inland from the airport. Single-family homes, walkable streets, an English-speaking school nearby. Less rental appeal, but the strongest "I'm moving to DR" demand. Prices $250-$400/sqm finished.
Cocotal & Cocotal Golf
Inside the Cocotal golf community. Mid-range condos and townhomes, $150-$220/sqm. A favorite for retirees who want a quiet community with golf access. Slower resale than Cap Cana but very predictable.
Hard Rock / Vista Cana
Newer developments around the Hard Rock Hotel. Mixed-use, golf, and condos. Aggressive pre-construction pricing. Caveat: developer track record matters here. We only recommend projects from developers we've personally seen close on past phases.
How we usually frame the decision
If you want maximum rental income, Bávaro. If you want a second home with the strongest resale, Cap Cana. If you're relocating full-time, Punta Cana Village or Cocotal. If you want pre-construction upside, Hard Rock area with a vetted developer.
