How foreign buyers actually find DR property, the channels worth listing on, and what photos and descriptions get viewings.

Selling to foreigners requires different marketing than selling to Dominicans

Domestic Dominican buyers use different channels and respond to different messaging than foreign buyers. If your target buyer is a U.S., Canadian, or European foreigner, here's the marketing playbook.

Where foreign buyers actually find DR property

Based on conversion data from inquiries to closings:

  1. Specialist foreign-buyer brokers (us included). Generate 40-60% of foreign-buyer transactions. We have ongoing buyer relationships and matchmake.
  2. Google search for specific markets ("Cabarete condo for sale," "Punta Cana villa"). 20-30% of buyer-originated discovery.

What works for marketing

Photos

  • Drone exterior shots (high water + clear blue water = automatic appeal)
  • Wide-angle interior showing room flow, not just close-ups
  • Twilight photography (1-2 photos with the property at dusk; high emotional impact)
  • Sunrise/sunset beach view if available
  • Amenity photos: pool, gym, beach access, golf

Descriptions

  • Lead with the lifestyle, then the specs. Foreign buyers buy a Caribbean vision before they buy a 3BR/2BA.
  • Mention the buyer journey: if it's CONFOTUR-eligible, mention it. If it has good rental track record, mention numbers. If it's near a specific amenity, name it.
  • Address concerns: "All title clear, recent IPI paid, HOA in good standing." Foreign buyers expect these.

Videos

A 90-second property walkthrough video produced for ~$300-$800 is the single highest-converting marketing asset. 60% of premium foreign buyers watch the video before requesting a showing.

Pricing strategy for foreign buyers

Foreign buyers expect:

  • Listed price in USD (not DOP). Foreign buyers think in dollars.
  • Honest pricing relative to comps. Sophisticated foreign buyers do their own comp work.
  • Negotiation room: typical Dominican market negotiation is 5-10% off list. Build that into your strategy.

Common marketing mistakes

1. Only listing locally

Foreign buyers rarely browse domestic Dominican platforms. They find through specialist brokers or international channels.

2. Photos only at midday

Harsh shadows, dull colors. Shoot at sunrise/sunset or with cloud cover.

3. Generic descriptions

"Beautiful villa with ocean views" appears in 5,000 DR listings. Differentiate.

4. Overpricing for "negotiation"

If you list 20% above market expecting negotiation, sophisticated buyers won't bother to visit. They'll go to properties priced realistically.

5. Closed-door showings only

Foreign buyers visiting briefly need flexible showing access. Lockboxes, dedicated showing service, or generous owner availability matter.
