Las Terrenas: the French expat capital of DR
On the northern Samaná peninsula, Las Terrenas has become DR's most European-feeling beach town. Why French and Italian buyers concentrate here.
A French Caribbean village 90 minutes from Santo Domingo
Las Terrenas, on the north coast of the Samaná peninsula, has the most concentrated European population of any DR beach town. About 40% of property owners are French, Italian, or German. The result is a beach town that feels closer to Provence or the Italian Riviera than to the Caribbean stereotypes.
What makes Las Terrenas different
- Best beaches in DR. Playa Bonita, Playa Cosón, Playa Las Ballenas. Long, clean, less developed than Punta Cana.
- European-density restaurants. Croissants in the morning, real pasta at lunch, Belgian beers at sunset. About 80 restaurants within a 20-minute drive, mostly chef-owned.
- Smaller scale. Total population around 25,000, including expats. Walkable downtown.
- Cheaper than Punta Cana but more expensive than Cabarete. Price comparable to a high-end Cabarete neighborhood.
- Newer Pelegrín airport (DOM) makes it accessible. Or 90 minutes from Santo Domingo via the new highway.
Price ranges
- Studios/1BR condos: $130K-$250K
- 2-3BR beach-area condos: $250K-$550K
- Villas inland: $300K-$700K
- Beachfront villas: $700K-$2.5M
Per-sqm pricing: $200-$450 for condos, $300-$700 for villas. Significantly less than Punta Cana.
Rental dynamics
Las Terrenas has built strong tourist visibility in Europe (especially France and Italy). Rental occupancy:
- High season (Dec-Apr): 75-85%
- Low season (May-Nov): 50-65%
Lower than Punta Cana overall, but per-night rates are competitive ($140-$280 for a 2BR in season). Annual gross rental on a $300K 2BR condo: typically $18K-$26K professionally managed.
Who buys here
- French/Italian retirees and second-home buyers: 50%
- North American buyers wanting a less-touristy DR: 25%
- Latin American second-home buyers: 15%
- Local DR investors: 10%
The cultural overlap with Europe is real. If you speak French or Italian, Las Terrenas is more comfortable than any other DR market.
What to know before buying
- Internet has improved dramatically in the last 5 years. Fiber is now widespread.
- Health infrastructure is improving but limited. For serious medical, drive to Samaná town (45 min) or Santo Domingo (90 min).
- Hurricane exposure is similar to the rest of north coast. Same insurance considerations as Cabarete or Puerto Plata.
- The new highway changed everything. Before 2011, Las Terrenas was a 6-hour drive from the airport. Now it's 90 minutes via the Toll Road.
When we recommend Las Terrenas
If you've spent significant time in southern Europe and want a Caribbean version of that lifestyle. If you want the best beaches in DR and don't need a golf course. If your budget is $200K-$700K and you want better quality than Cabarete at that range.
When to look elsewhere: if you need a rental yield over 7% (Las Terrenas typically delivers 5-7%), or if you want a year-round resort/cruise-port volume of activity (Las Terrenas is quiet outside high season).
