Casa de Campo La Romana: the original luxury enclave

DR's oldest gated resort community has matured into a deeply established luxury market. Prices, amenities, and who actually buys here.

DR's original gated luxury resort

Casa de Campo opened in 1974 as the brainchild of Gulf+Western's Charles Bluhdorn. Fifty years later it remains the benchmark for Caribbean resort living. If Cap Cana is the new luxury, Casa de Campo is the old-money standard that everything else compares itself to.

What it offers

  • 7,000 acres of gated, guarded community
  • Pete Dye-designed Teeth of the Dog golf course (consistently ranked among the world's top 50)
  • Marina with deep-water slips for yachts
  • Polo fields, equestrian center, shooting club
  • Private beaches (Minitas)
  • Altos de Chavón (replica Mediterranean village with concerts, art schools, restaurants)

Who buys here

  • Dominican aristocracy: 40% of owners. The Fanjul family and dozens of other established families have generational homes.
  • U.S./Canadian retirees: 30%. Predominantly from Miami, NYC tri-state, Toronto. Average age 55-70.
  • European holiday-home buyers: 15%. Italian and Spanish particularly strong.
  • Latin American second-homes: 15%. Venezuelan, Argentine, Mexican high-net-worth.

Price range

  • Condos/apartments: $300-$700/sqm finished
  • Villas without ocean view: $1.5M-$4M
  • Villas with ocean view: $4M-$15M
  • Marina-front penthouses: $2M-$8M

Lower entry than Cap Cana for comparable size, mostly because Casa de Campo properties are older. Some are 40+ years old and require updates. Newer phases (within last 10 years) price similarly to Cap Cana.

Rental yields are lower than Punta Cana

Casa de Campo isn't a yield play. Most owners use their homes 6-12 weeks a year and leave them closed otherwise. Short-term rental occupancy is 30-50% (vs. 65-80% in Bávaro). The community's identity is private second-home, not rental income.

The HOA reality

Annual HOA fees: $8,000-$20,000+ depending on home size. This includes the gated security, golf course maintenance, road upkeep, and beach access. High compared to Punta Cana developments, but the level of service shows.

Why we recommend it

For buyers who want the most established, most diplomatic, most institutional resort community in DR. The resale market is shallower than Bávaro but consistently strong because demand outstrips supply. Owners hold for decades.

When to look elsewhere

If you need rental income to justify the purchase. If your budget is under $1.5M (you'll be in older condos that need work). If you want walking-distance restaurants and bars (Casa de Campo is intentionally quiet).
