Best areas to buy in Cabarete, a 2026 neighborhood guide
Kite Beach, Encuentro, Pro-Cab, Sosúa Bay, Costambar, what each area is actually like to live in, and the kind of property each one rewards.
Cabarete isn't one place, it's six.
When buyers say "Cabarete" they usually mean a 12-kilometer stretch of north-coast Dominican Republic with very different microclimates, infrastructure, and rental dynamics within it. Here's how the locals (and our brokers) actually think about it.
Kite Beach
The wind sport center of the Caribbean. Walking-distance to the most consistent kite winds in the region (December–August). Premium beachfront pricing, current ask range $800k–$2.5M for villas; $300k–$700k for branded condos.
Best for: investors targeting short-term rental income from the kite/wind crowd; lifestyle buyers who want a walkable beach town.
Encuentro
3 km west, world-class surf break, much quieter, mountain-meets-ocean feel. Land deals still possible at $200–$400/sqm; built villas $600k–$1.2M.
Best for: buyers who want privacy and views, families.
Pro-Cabarete (Pro-Cab)
Inland gated communities. Lower price-per-sqm, golf access, mature expat community.
Sosúa Bay
20 minutes east. Established expat town, walkable old quarter, condos $200k–$500k, villas $400k–$900k. The most diverse age and nationality mix on the coast.
Costambar
Just outside Puerto Plata. Gated, pool-and-tennis amenities, retiree-heavy. Excellent value at $150k–$400k.
Cabrera
1 hour east. Cliffs, untouched beaches, $1M+ estates with 1+ acre parcels. Quieter, more remote.
How to choose
Walk all six in person before you decide. The price gap between Costambar and Kite Beach for the "same" specs (3-bed villa, ocean view) can be 4×. The right choice depends entirely on whether the difference is for *you*, or for your future renters.
