The 30-day tourist test: try DR before you buy

The cheapest insurance for a $300K purchase is a $5K test trip. Why 30 days in your target market reveals what no broker tour can show you.

A test trip is the most under-utilized buyer protection

Roughly 35% of foreign buyers we work with have visited DR fewer than 4 times before making a purchase decision. About 15% have visited fewer than 2 times. We almost always recommend a 30-day immersion trip before committing, and the buyers who do it never regret it. Here's why.

What weekend tours hide

A 3-day broker-led visit shows you what brokers want to show you: pristine beaches, modern condos, the best restaurants. What you don't see:

  • The drive in rain
  • The neighborhood at 11pm Wednesday
  • The grocery store experience
  • A typical Friday lunch crowd
  • Bureaucracy office wait times
  • Construction noise from a project starting at 6am
  • How internet performs on a Tuesday afternoon
  • The actual community vibe over a week
  • Hurricane-season weather patterns
  • Mosquito presence varies wildly by week and area

These are the things that shape your daily experience as a homeowner. A weekend tour reveals 10% of them.

What 30 days actually tests

Rent a unit or stay in an Airbnb for 30 days in your target market. Live there as you'd live as an owner:

  • Cook at home most days (test the kitchen, the grocery experience)
  • Use the local gym, beach, or coworking space
  • Take a doctor's appointment for a routine checkup
  • Pay a utility bill
  • Get a haircut, dental cleaning, prescription refill
  • Drive at night
  • Talk to current residents (not just other tourists)
  • Visit during a weekday when the market is quiet

Costs: rental + flight + meals = $2,500-$5,000. Compared to a $300K purchase, this is 1.5% of the budget. The cheapest possible mistake-prevention.

What to evaluate during the test

1. Daily friction

Where does life feel hard? Internet too slow? Drive too long to anything? Mosquito-eaten every evening? These accumulate.

2. Social fit

Are you finding your tribe naturally? Or do you feel isolated? Different markets have different social DNA. The DNA of Cabarete (water sports + young expats) is unlike Casa de Campo (older money + golf) is unlike Las Terrenas (French-speaking retirees).

3. Weather reality

DR has consistent year-round temperatures but variable rain and humidity. Visit during shoulder or low season at least once to understand what off-peak feels like.

4. Healthcare proximity

Test the route to the nearest hospital. Is it 15 minutes? 90 minutes? In emergencies, this matters.

5. Property value verification

30 days lets you see multiple properties at multiple price points, talk to multiple owners, and develop a real sense of value. By day 30, you'll know whether the property you originally liked was correctly priced.

The test trip can also be the diligence trip. If you find the right property mid-trip, the closing can run while you're still in-country.
